Philadelphia New Construction Market Update (March 12th, 2025)

Showing Activity finally popped above the 5,500 showing per week mark last week for the first time in 2025, and for the first time since May of 2024.

Last year, we hit above 6,000 showings per week on the week of Feb 18th, which tells us that we may be seeing a slight lag in our kickoff to the spring market this year. In 2024, we saw showings hover right around 6,000 per week until the beginning of May, at which point showings tailed off through the summer, and for pretty much the rest of the year.

We have yet to hit the 6,000 showing per week mark in 2025, but could see that happen this week if momentum continues.

Overall Philadelphia New Construction Market Stats:

Over the past 30 days, we’ve seen the inventory of New Construction homes increase by about 6%, and we’ve seen an an increase of about 15% in the amount of pending new construction properties.

The average price point of active new construction & pending new construction have both increased by roughly $50,000, with DOM coming down slightly for both categories as well.

All in all, this is a great sign that sales are starting to pick up a bit.
