Showing activity continued to dip this week, and is down about 15% from two weeks prior. Despite a hot start to the year during the first two weeks of January, showing activity is down about 12% YOY compared to 2024 during the same period of time.

So far this year, the hottest zip codes in terms of showings has been as follows:

  • 19146: Total Showings: 1,329 | Showing Market Share: 11%

  • 19147: Total Showings: 1,224 | Showing Market Share: 10.1%

  • 19148: Total Showings: 1,129 | Showing Market Share: 9.3%

  • 19128: Total Showings: 994 | Showing Market Share: 8.2%

  • 19125: Total Showings: 969 | Showing Market Share: 8%

Something to note. On average, new construction listings active, pending, and sold are all spending well over 100 cumulative days on market. It is currently taking a long time to sell new construction homes, much longer than standard retail residential properties.
