Philadelphia New Construction Market Update (February 12th, 2025)

Despite a slight uptick in showing activity over the past week, the market is still down about 15% YOY in Philadelphia. Showings are the main lead indicator we use to track buyer demand, so being down 15% from 2024 to 2025 is not the way we were hoping to start the year. We expect a lag this week due the Superbowl (GO BIRDS!!!!) & parade on Friday, but should see an uptick into the weekend and next week. Typically February into March we see a large showing uptick as we kick into the spring market, so we will continue to track and see how we stack up 2025 vs previous years.

Currently, 19146, 19148, & 19147 are commanding over 30% of total showings that are taking place in the market, each contributing more or less 1500+ showings since the beginning of the year.
